It's
my experience that many Arlington VA homes sellers are naive when selling a
home. They either make several fatal presumptions, or just do not think
the entire home selling process through. One major mistakes an Arlington
VA home seller's make when they list a home for sale it to think that all agents
are the same and the other is that they have more knowledge than the agent.
So whom they choose is not important. If the later is true, they list their home
with a friend of theirs that they play tennis with, their hairdresser, or a
neighbor, a co-worker, or someone from church. Does this make any sense?
What about the Arlington VA listing agent's qualifications? Are they a good
negotiator? Do they have any buyers in hand? Do these agents actually have
any experience selling anything, or do they just have a 75-hour license from the
state?
A Virginia real estate sales license does not bring with it a track record of success, skill sets, or even potential for achievement. It is simply a license from the state that you can participate in real estate. If you go to school long enough, you can even get a license to cut hair. So a real estate license does not represent negotiation skills, acumen for sales marketing, or anything else. A good analogy is would you like to have the surgeon that has performed 400 surgeries to repair your heart, or the surgeon that has just graduated and you are his/her first patient? Since a home is a very expensive investment, why not hire a listing agent that has a lot of experience? If your tennis partner overprices your home, and it doesn't sell ever..., or if they under price your home and you basically give it away for nothing one day on market...will they still your best friend?
